We are offering a brand-new building in Sveti Vlas, approximately 400 metres from the beach, with the option of an installment plan for up to 7 years. This is modern seaside living suitable both for your own holidays and as an investment with rental potential.

The property is part of a gated resort-style complex designed for comfortable all-day stays. There is an outdoor swimming pool including a children’s section, a sun terrace and well-maintained greenery; the complex also includes a restaurant and bar, as well as family-friendly facilities such as an outdoor playground. Elevators, shared/common areas and on-site security/supervision are typically standard, which increases both comfort and safety.

Compared to the busiest parts of the coast, Sveti Vlas is perceived as a quieter and more refined place—ideal for relaxation, yet with excellent access to services, restaurants and trips in the surrounding area. A major advantage is the convenient connection as well: Burgas Airport is about 31–33 km away by car, typically around 30–35 minutes depending on traffic.

Various unit types are available: studios from EUR 88,000 (43.20 m²), 1-bedroom apartments from EUR 140,000 (67.20 m²) and 2-bedroom apartments from EUR 205,000 (93.20 m²). Additional options are also available: underground garages from EUR 24,000 (30–37 m²), storage units from EUR 6,500 (4.5 m²) and outdoor parking spaces for EUR 19,900 (12.5 m²).

The standard payment plan starts with a reservation fee of EUR 2,000 (valid for 30 days) and signing the contract with the developer. This is followed by the first installment of 30% within 30 days, the second installment of 10% by 30 June 2026, the third installment of 10% by 31 December 2026, the fourth installment of 30% within 30 days after the issuance of the completion/commissioning decision (Act 15), and the fifth installment of 20% within 30 days after the use/occupancy permit is issued (Act 16). Project completion is planned no later than 31 December 2027, and an individual payment plan can also be arranged to suit your needs.

After paying at least 30% of the purchase price, you can use post-completion installments: up to 3 years at 6% annual interest on the outstanding amount, or from 3 up to a maximum of 7 years at 9% annual interest on the outstanding amount. Ownership is registered in the land registry only after the full purchase price has been paid.

Annual management fees are EUR 16/m² incl. VAT for the apartment unit (calculated from the total area—living area + common parts). Outdoor parking is EUR 200 per year incl. VAT, and an underground garage is EUR 8/m² per year incl. VAT.
